benson management rental process

Benson Management assigns housing to the first qualifying applicant(s) who fully complete all the steps below. Until the process is complete, we reserve the right to rescind any housing offer.

1. Find a Unit

• Search our online availability page for your preferred rental unit. The vast majority of our available rental units are posted online by the last week of September.

2. View the Unit (Optional)

• If you are familiar with the unit from having visited it previously, through our listing or YouTube Channel walkthrough video, you may skip an in-person showing and proceed to step 3.
• Otherwise, schedule one showing appointment for up to three units after they are posted online.
• Showings require at least 12 hours' advance notice to our current tenants.

3. Apply

• Once you are certain which unit you want and are prepared to pay the deposit and sign a lease, the first person in your group must click "Apply" on the availability page for that specific unit and complete an application. Important: Do not apply until you are ready to rent the specific unit, pay the deposit, and sign a lease.
• During this process, the initial applicant will enter the other occupants' information, which will email them a unique link to group everyone's applications together.
• Use a school .edu email address if you have one.
• Apply to only one unit.
  
• Provide required identification (student ID if applicable and a valid driver's license), rental history/references, and proof of 3 months' income. Students are exempt from providing income documentation. Non-students must pay an application fee; students may check the box to "skip fees." We do not rent to anyone under age 18.

4. Approval & Deposit

• Once all group members have applied and are approved (generally within 3 business days), we will charge a hold/security deposit equal to one month's rent.
• You will receive instructions to pay this deposit electronically within 24 hours through the online tenant portal.
• Coordinate with your roommates to pay the deposit in full. Once paid, the unit is temporarily reserved.

5. Lease Signing

• Within 3 business days of receiving the deposit, we will email the lease to all applicants.
• You have 48 hours to review and electronically sign the lease.

6. Finalization

• After all applicants sign, Benson Management will generally countersign within 3 business days.
• Tenants will receive the fully executed lease electronically and it will be available in the tenant portal.
